Home Selling Steps
Step 1: RESEARCH and CONSULTATION
Swann Group Realty will do a comprehensive Comparative Market Analysis (CMA) on the area, communities, and homes that have sold or are on the market currently to give us the information we need price your home competitively in the Triangle area. Our goal is to secure the best price, terms, and conditions to help you with your next step in life. In addition, we will review a “Net-to-Seller” worksheet which will disclose to you the costs in selling your home like commissions, taxes, deed preparation, attorney fees, etc.
Once we have priced the home correctly and have your terms and conditions set for selling your new home Swann Group Realty will assist in filling out the proper forms required in selling property, such as the Property Disclosure and Mineral/Oil Rights Disclosure. We will also review in detail the Listing Agreement and work with you on the costs associated with selling your home in order to devise a solution that works for you in your specific situation.
When we have priced the home and have all the documentation in place to market and sell your home, Swann Group Realty will start to market and advertise your home immediately and provide strategies to maximize your exposure on the market and negotiate the best terms for you.
Step 2: SHOWINGS AND NEGOTIATIONS
When the home is on the market, many Realtors and the general public will want to see your home. In selling your home we will need to provide opportunities for your home to be shown, in some cases, several times a day. Swann Group Realty will manage this to least affect your lifestyle while yet gaining the best opportunities for selling.
Once your home is shown we can expect an offer to purchase your home with a potential buyer. My role is to make sure your best interests are represented. We provide the latest and best market strategies to maximize the price of your home and gain the best terms and conditions to match your timeframes and needs.
After the offer to purchase is reviewed, you will have several choices: to accept the offer, counter the offer, or request more information from the potential buyer. As a Listing Seller’s Agent with 15 years experience in successful home sales I will advise you on the best negotiation strategies to get the most for your home.
Step 3: CLOSING
CONGRATULATIONS! You have listed, marketed, shown, and negotiated the sale of your new home with Swann Group Realty and now you want to close! There are several closing attorneys in the area that are reputable who will be able to complete the closing of your home correctly. We will meet beforehand and review the closing documents and answer any questions that may arise. Certain factors will greatly impact our closing checklist, such as any funds owed to you, or money being transferred to another closing for your next home, etc. Swann Group Realty will be there at every closing meeting and will provide the necessary information in guiding you through this experience.
