How To Find The Best AVAILABLE NEW HOMES In Raleigh NC
Finding the best available new homes in the Raleigh/Cary North Carolina real estate market is very easy once you know the new home sales industry inside and out. There is a difference in knowing what is listed by searching online and driving for hours visiting several new home communities versus working with a knowledgable and experienced broker that can find new homes that are NOT LISTED and not advertised for sale. The increased demand and lower inventory of new homes makes it very difficult for homebuyers to find their future new home when the new home becomes available because its SOLD by the time it's advertised! In Raleigh, Cary, Apex and Holly Springs the demand for single family homes in good locations is so great the new home usually sell within a few days after the builder advertises, giving a very small window of opportunity to view and research the home and community. In many cases new home builders are opening new home communities and closing out older new home communities all the time giving the opportunity to take advantage of some basic new home sales basic truths. First homes that are under construction may not be advertised. Secondly, homes that are under contract currently may cancel during the timeframe of building. The ability to find a fantastic new home is becoming very difficult for new homebuyers and sometimes current advertised inventory is just plainly not there to see. So, by taping into homes that are not advertised and homes in which the contract is canceling leaves a huge resources of available homes that are usually the best in the communities.
So what is the plan?

The answer is "PREPARATION", so that you know when you find a "good deal" then you can move on it immediately before the home is mass advertised or listed by the new home builder. New Home Builders like Lennar, Pulte Homes and MI Homes for example are building non-stop in the area. These National Builders love to build inventory and many people just stumble across these homes by chance and purchase based on availability only and not by meeting all the requirements and "must haves" the homebuyer needs. Unfortunately, this creates a 10% - 15% cancellation rate due to buyers remorse with new home buyers that are pre-sale building. In addition, there are several buyers whose circumstances change and have to cancel due to job relocation or denial of loan. In many cases, the pre-sale buyer has a wider range of choice of land position in homesite choices when building so the better lots usually will go un-advertised initially. The reason why these homes go unadvertised is the new home builders do not advertise their best land positions (lots) because that is not where the current inventory sits.
